- To be eligible to participate in this contest, entrants must be an owner of a single-family rental property within the service area of Excalibur Homes, LLC.
- Employees of Excalibur Homes, LLC, their affiliated companies, and advertising and promotion agencies and the immediate family members of each are ineligible. The term “immediate family” includes spouses, grandparents, parents, siblings, children and grandchildren.

- No purchase or signed management agreement with Excalibur Homes, LLC is necessary to enter. Only one entry is allowed per qualifying property.
- To enter, the property owner should go to FreePropertyManagement.com and complete the web form to list the address of the owner’s rental property and the legal name of the “owner” as listed in the tax records who is submitting the entry.
- The contest starts on April 1st, 2024, and all entries must be received by Excalibur Homes, LLC by 11:59 p.m. CST on December 31st, 2024. Excalibur Homes, LLC is not responsible for lost, late, or misdirected entries, printing errors, server unavailability, computer, or any other electronic malfunction.
- On Januray 15th, 2024 one (1) winner will be selected by random drawing from among valid entries will be selected at the office of Excalibur Homes, LLC at 12 o’clock p.m. Remaining valid entries will not carry over to the next drawing unless the prize winner does not claim the prize.
- One (1) winner will be selected. That winner will receive leasing and management services for 12 full months for one rental unit (house, condo, townhome). If the winner has a property under a management agreement with Excalibur Homes, LLC at the time of the drawing, then Excalibur Homes, LLC will refund to that owner any leasing fees, renewal fees, and management fees for up to 12 months based on the Leasing and Management Agreement of Excalibur Homes, LLC. If the winner is not a current client with Excalibur Homes at the time of the drawing, then Excalibur Homes, LLC will offer to the winner a property management agreement for the management of the winning property for 12 months with no fees due to Excalibur Homes, LLC for the entire 12 months. Owner will be required to sign the standard current Leasing and Management Agreement of Excalibur Homes, LLC (a copy of which is attached to the official rules) which sets forth the duties and obligations of Excalibur Homes, LLC and the legal basis upon with Excalibur Homes, LLC will provide the free services described above.
- The winner will be notified by email and/or telephone.
- If a winner does not respond to our notifications within fourteen (14) days, or does not timely sign and return the release and affidavit of eligibility, then the prize will be forfeited, and the prize will be awarded to an alternate winner randomly selected from among remaining valid entries.
- There will be no substitutions or cash alternatives for any prize except at the sole discretion of Excalibur Homes, LLC. No transfer or assignment of prizes is allowed. The prize shall only be for the property identified by the owner in the winning entry.
- Each winner is responsible for paying any local, county, state and federal taxes on prizes based on the estimated retail value of the prizes as set forth in these rules. Each winner must complete and sign a Form W-9.
- Only one prize will be awarded per household.
- Excalibur Homes, LLC is not liable if the provider of any part of the prize fails to satisfy its obligations to furnish its portion of the prize.
- Excalibur Homes, LLC is not responsible for any liability arising directly or indirectly from the award or use of the prize.
- In claiming your prize, you acknowledge that Excalibur Homes, LLC has the right at no charge and without paying you compensation to publicize your name, character, likeness, photograph, voice and the fact that you are the winner for promotional purposes.
- Odds of winning depend on the number of valid entries received.
- The approximate value of the prize will depend on the rent paid by the tenant during the occupancy of the property. The value of the prize would be equal to one month’s rent (the leasing fee) plus 12 times 8% of the monthly rent (12 management fees).
- Complete contest rules (and a copy of the standard Leasing and Management Agreement of Excalibur Homes, LLC) are available Monday through Friday during normal business hours at Excalibur Homes, LLC at 1111 Alderman Dr. STE 270, Alpharetta, GA 30005.
- For a list of prize winners, send a separate, self-addressed, stamped envelope to Excalibur Homes, LLC at 1111 Alderman Dr. STE 270, Alpharetta, GA 30005 by [April 30, 2020, at least 30 days after end of contest].
- This contest is subject to all applicable laws and regulations and is void where prohibited. Excalibur Homes, LLC and FACEBOOK accept no responsibility or liability in connection with any injuries, losses or damages of any kind caused by or resulting from the acceptance, possession or use of any prize awarded hereunder.
- Excalibur Homes, LLC cannot be held liable for any lost or stolen entries, prizes, or contest information. Excalibur Homes, LLC is not responsible for any computer or electronic malfunction, server unavailability, technological glitch, or human error relating to this contest and/or the use of short-code.
- Excalibur Homes, LLC reserves the right to make rules and contest changes, and change the aforementioned contest dates.
- By entering this contest, each entrant waives any and all claims of liability against Excalibur Homes, LLC, Facebook.com, and their respective parents, affiliates, officers, directors, employees and agents, for any and all claims, loss, damage or injury which may occur as a result of entrant’s participation in this contest.

O.C.G.A. 10-1-393 (C) A promotion shall be a violation of this paragraph if a person is required to pay any money including, but not limited to, payments for service fees, mailing fees, or handling fees payable to the sponsor or seller or furnish any consideration for the prize, other than the consideration of traveling to the place of business or to the presentation or of allowing the presentation to be made in the participant’s home, in order to receive any prize; provided, however, that the payment of any deposit made in connection with an activity described in subparagraph (B) of paragraph (22) of this subsection shall not constitute a requirement to pay any money under this subparagraph.
Our Guarantees
LEASING GUARANTEE – If the tenant placed by Excalibur leaves within the first 12 months of the tenancy, we will lease the property again for free!
OPTIONAL PET DAMAGE GUARANTEE – If an authorized pet causes damage to your property, we will cover up to $5,000 worth of damages!
RENEWAL FEE WARRANTY – Our renewal fee is billed monthly so that a prorated warranty is built in. The renewal fee provides a financial incentive to us to keep your tenants happy and get them to continue renewing the lease. If your tenant ever stops paying rent, then you do not pay the monthly renewal fee either.
SATISFACTION GUARANTEE – Our management agreement runs month to month so that we need to earn your business every month. If you are not satisfied with our service, you can terminate the agreement with no penalty.
NO MAINTENANCE MINIMUMS – You set the authorized repair and expense limit! We do not require any minimum amounts, including the cash reserve.
FULL-SERVICE ACCOUNTING – We prepare and file your 1099 for you at no additional cost. You will receive monthly statements showing income, expenses, and fees. We also have a portal set up for you to submit funds, review invoices and documents, and review tenant balances.
HASSLE-FREE UTILITY MANAGEMENT – With a $500 deposit (that goes towards paying the bills), we will take care of the utility connections for you! We turn them on after a move-out and turn them off when a tenant moves into the property.
